Côte-des-Neiges is mostly condos, plexes and apartment buildings, many built between the 1920s and the 1960s, with some newer condo buildings and houses on the quieter streets near the mountain. A lot of buyers here are buying a condo in an older building, or a plex to live in and rent out.

What I look at closely in Côte-des-Neiges

• Condos in older buildings: I inspect the unit and, with the syndicate's permission, the accessible common areas; see condo inspection;
• Plexes: each unit, the outside stairs and balconies, the roof and the basement; see duplex & plex inspection;
• Windows and walls: condensation and cold spots around windows, which the thermal camera shows well;
• Electrical panels in each unit, and signs of older wiring;
• Water: signs of past leaks under kitchens and bathrooms, and moisture in the basement.

How the inspection works

The inspection follows the BNQ 3009-500 standard. I check everything that is visible and safely accessible, from the roof (with the drone when it isn't safely accessible) to the basement, with a moisture meter and a thermal camera. I don't open walls and I don't check code compliance; when something needs a closer look, I tell you clearly and recommend the right specialist. When I see signs of moisture, we can go further with a mold inspection and air sampling.

What documents should I get for a condo?

The seller's declaration and the listing sheet, plus whatever the syndicate can provide, such as recent minutes and the contingency fund study. Your broker can help you get them.

Can the inspection be in French or English?

Both. The inspection and the report can be in English or French, as you prefer.
