Moisture Intrusion Inspection in Montréal

A stain on the basement wall, a musty smell, peeling paint under a window, or water after a heavy rain: these are the signs that bring most people to call me about moisture. I'm Pantelis Ambatzis, a Certified Master Inspector (CMI®). A moisture intrusion inspection looks for where water or humidity is getting in, how far it has gone, and what to do next.

Where moisture comes from in Montréal houses

• From outside, at ground level: lot grading that slopes toward the house, downspouts that empty against the foundation, cracked foundations and parging, window wells without drainage, and a basement slab that is lifting (see pyrite under the slab);
• From above: roof leaks, worn flashing, flat-roof drains, and ice dams in winter; see roof inspection;
• From the plumbing: leaks under sinks, bathrooms and around water heaters, and sewer backup where backwater valves are missing or not maintained; see plumbing inspection;
• From inside the house: cooking, showers and laundry produce humidity; without good ventilation, it condenses on cold windows, walls and in the attic in winter.

How I inspect

I start outside, looking at grading, gutters and downspouts, the foundation and the roof, because that is where most water comes from. Inside, I check the areas where you've seen signs, then the basement, the walls below windows, the bathrooms and the attic when accessible. I use a moisture meter to confirm whether materials are wet, and a thermal camera to find cold, damp areas hidden behind finished walls and ceilings.

What you receive

You receive a written report with photos and readings: where moisture is present, the likely source, how urgent it is, and who to call. The next step might be a foundation contractor, a roofer, a plumber, or simply better grading and ventilation. Limits of the inspection

The inspection is non-invasive: I don't open walls or remove finishes. A thermal camera shows temperature differences, not water itself, which is why readings are always confirmed with the moisture meter. Some leaks only appear during heavy rain or snowmelt, so the report reflects conditions on the day of the visit.
