Properties in Kirkland
Kirkland is mostly single-family houses on quiet streets: split-levels, cottages and bungalows, many from the 1960s onward, plus townhouses and some condos. Many have finished basements, mature trees and decks, and a lot of original components are now reaching the end of their life.
What I look at closely in Kirkland
- Roofs: shingle condition, and debris and shade from mature trees;
- Finished basements: signs of past water at the floor, baseboards and corners, and the thermal camera where walls are covered;
- Grading and downspouts that send water toward the house;
- Decks: structure, connection to the house, railings; see deck inspection;
- Heating and cooling: furnace, heat pump or air conditioner, and their age.
How the inspection works
The inspection follows the BNQ 3009-500 standard. I check everything that is visible and safely accessible, from the roof (with the drone when it isn't safely accessible) to the basement, with a moisture meter and a thermal camera. I don't open walls and I don't check code compliance; when something needs a closer look, I tell you clearly and recommend the right specialist. When I see signs of moisture, we can go further with a mold inspection and air sampling.
