Montréal-Nord is mostly brick duplexes, triplexes and small apartment buildings, many from the 1950s and 1960s, with flat roofs and outside stairs, plus bungalows on the quieter streets. Anjou has more bungalows, split-levels and semi-detached houses from the same period, along with duplexes and condo buildings. Many buyers here are buying a plex to live in and rent out, or a first house.
What I look at closely in Montréal-Nord and Anjou
- Flat roofs: the membrane, drains, parapets and the metal coping on top of the walls; see roof inspection;
- Brick walls: cracked or open mortar joints, lintels over the windows, and signs of water behind the brick;
- Plexes: each unit, the outside stairs and balconies, and the basement; see duplex & plex inspection;
- Basements and foundations: cracks, parging, and signs of past water, with the thermal camera where walls are finished;
- Electrical and plumbing: panels in each unit, older wiring, and the age of the water heaters; see electrical inspection.

How the inspection works
The inspection follows the BNQ 3009-500 standard. I check everything that is visible and safely accessible, from the roof (with the drone when it isn't safely accessible) to the basement, with a moisture meter and a thermal camera. I don't open walls and I don't check code compliance; when something needs a closer look, I tell you clearly and recommend the right specialist. When I see signs of moisture, we can go further with a mold inspection and air sampling.

Frequently asked questions
Do you charge extra to come to Montréal-Nord or Anjou?
