Buying a house, condo or plex on the South Shore? I'm Pantelis Ambatzis, a Certified Master Inspector (CMI®), and I inspect properties in Longueuil, Brossard, Saint-Lambert, Boucherville and the rest of the South Shore, as well as across Montréal, in English or French. Properties on the South Shore

The South Shore has a bit of everything: bungalows and split-levels from the 1950s to the 1970s in Longueuil, Saint-Hubert and Greenfield Park, older houses and plexes near the river in Vieux-Longueuil and Saint-Lambert, and newer houses, townhouses and condo buildings in Brossard and Boucherville. Each type has its own weak points, so I adapt the inspection to the house in front of me.

What I look at closely on the South Shore

  • Roofs: shingles, flashing, vents and the attic underneath; I use the drone when the roof is not safely accessible; see roof inspection;
  • Foundations and basements: cracks, parging, grading around the house, gutters and downspouts, and signs of past water in finished basements, with the thermal camera;
  • Attics and insulation: ventilation, signs of condensation and older insulation such as vermiculite; see attic & insulation;
  • Electrical and plumbing: the panel, older wiring, the water heater and visible plumbing; see electrical inspection;
  • Condos and townhouses: the unit and, with the syndicate's permission, the accessible common parts; see condo inspection.

How the inspection works

The inspection follows the BNQ 3009-500 standard. I check everything that is visible and safely accessible, from the roof (with the drone when it isn't safely accessible) to the basement, with a moisture meter and a thermal camera. I don't open walls and I don't check code compliance; when something needs a closer look, I tell you clearly and recommend the right specialist. When I see signs of moisture, we can go further with a mold inspection and air sampling.
