Properties in the Sud-Ouest

The Sud-Ouest (Saint-Henri, Petite-Bourgogne, Pointe-Saint-Charles, Côte-Saint-Paul and Ville-Émard) is plex country: rows of brick duplexes and triplexes, many over a hundred years old, along with condos in converted industrial buildings and new buildings near the Lachine Canal. Many have been renovated, sometimes more than once.

What I look at closely in the Sud-Ouest

Brick and structure: mortar joints, bulging or cracked brick, lintels, signs of movement;
Outside stairs, balconies and galleries: their condition and how they're attached;
Flat roofs: membrane, drains and flashing;
Electrical: overhead service entrances, panels in each unit, older wiring; see electrical inspection;
Renovations: a fresh renovation can hide older problems, so I look for moisture and movement behind new finishes, with the thermal camera and moisture meter.

How the inspection works

The inspection follows the BNQ 3009-500 standard. I check everything that is visible and safely accessible, from the roof (with the drone when it isn't safely accessible) to the basement, with a moisture meter and a thermal camera. I don't open walls and I don't check code compliance; when something needs a closer look, I tell you clearly and recommend the right specialist. When I see signs of moisture, we can go further with a mold inspection and air sampling.

Frequently asked questions

Do you inspect all the units in a plex?

Yes, I recommend visiting every unit. Ask the seller to notify the tenants ahead of time. For larger buildings, see building inspection.

Can the inspection be in French or English?

Both. The inspection and the report can be in English or French, as you prefer.
