Properties in Westmount

Westmount has some of the oldest and most carefully built houses on the island: brick and greystone row houses, semi-detached homes and large detached houses on the slope of the mountain. Many date from the late 1800s to the 1930s and have been renovated more than once, so part of my job is to understand what is original and what was changed.

What I look at closely in Westmount

Masonry: mortar joints, brick and stone, lintels over windows, chimneys;
Roofs: flat roofs on row houses, flashing, and older roof details on larger houses;
Foundations: older stone foundations can let moisture in, especially where the basement has been finished;
Electrical: I look for signs of older wiring left in place after renovations; see electrical inspection;
Plumbing: older supply and drain pipes that may still be in service; see plumbing inspection.

Cracked parging coming loose at the bottom of a foundation wall, with a vertical crack under a window — Cracked parging and a crack under a window. When I see this outside, I check the same wall from the inside with the moisture meter.

How the inspection works

The inspection follows the BNQ 3009-500 standard. I check everything that is visible and safely accessible, from the roof (with the drone when it isn't safely accessible) to the basement, with a moisture meter and a thermal camera. I don't open walls and I don't check code compliance; when something needs a closer look, I tell you clearly and recommend the right specialist. When I see signs of moisture, we can go further with a mold inspection and air sampling.

Frequently asked questions

Can I plan exterior changes after buying?

Westmount has its own rules for exterior work on many buildings. Check with the city before planning changes to the facade, windows or roof. The inspection tells you the condition of what is there now.

Can the inspection be in French or English?

Both. The inspection and the report can be in English or French, as you prefer.
