New Construction and Pre-Delivery Inspection in Montréal

Taking possession of a new house or a new condo? New doesn't mean perfect. A pre-delivery inspection finds unfinished or poorly done work while the builder is still on the job, so it gets corrected before you move in. I'm Pantelis Ambatzis, a Certified Master Inspector (CMI®) since 2003, and I inspect new homes and condos in Montréal, Laval, the West Island and the South Shore, in English or French.

When to call me

  • Before you take possession of a new house, townhouse or condo unit, during the pre-delivery (pre-acceptance) visit with the builder or just before it;
  • Before the end of your first year, to spot problems that showed up after you moved in, such as cracks, water or doors and windows that no longer close properly;
  • When buying a recent property from a first owner, as a regular pre-purchase inspection.

What I look at in a new home

  • Unfinished work: missing caulking, trims, hardware, covers on electrical boxes, grading not completed;
  • Water: flashing at windows, doors and roof penetrations, slope of the land and downspouts, and the basement, with a moisture meter and a thermal camera to find wet or poorly insulated spots;
  • Windows and doors: operation, seals, broken units and damaged frames;
  • Systems: visible electrical, plumbing, heating, air exchanger and bathroom fans, and that they work;
  • Roof and attic: covering, flashing, vents and insulation, with the drone when the roof is not safely accessible.

The report

You receive a written report with photos, often the same day, that you can use to make your list of items for the builder. Rates are on the price list, and I confirm the exact price once I have the address.

Frequently asked questions

My new home is covered by a warranty plan. Do I still need an inspection?

The warranty plan has its own rules and deadlines, so read your contract and follow them. What the inspection gives you is a detailed, independent list with photos, made before you sign that you accept the work.

Do you inspect the common areas of a new condo building?

Yes. I inspect the common areas of new condo buildings for syndicates: roof, garage, mechanical rooms, corridors and the building envelope. Some warranty plans set specific requirements for who signs the common-areas report, so check your plan and we will confirm together what your syndicate needs.

Can the inspection be in French or English?

Both. The inspection and the report can be in English or French, as you prefer.
