Pre-Sale Home Inspection in Montréal

Putting your house, condo or plex on the market? A pre-sale inspection tells you what a buyer's inspector is going to find, before the buyer does. I'm Pantelis Ambatzis, a Certified Master Inspector (CMI®) since 2003, and I do pre-sale inspections in Montréal, Laval, the West Island and the South Shore, in English or French.
Why inspect before you sell?
- No surprises after the offer: most sales are conditional on an inspection. When the buyer's inspector finds a problem you didn't know about, the price is often renegotiated at the last minute, under pressure;
- Time to choose: you can fix what is worth fixing, get quotes for the rest, or adjust your asking price, on your own schedule;
- A more accurate seller's declaration: knowing the condition of the property helps you fill in the seller's declaration accurately, which protects you;
- Confidence for buyers: you can choose to share the report, so buyers know what they are looking at from the start.
What the inspection covers
A pre-sale inspection is as complete as a buyer's inspection. It follows the BNQ 3009-500 standard and covers everything visible and safely accessible: roof (with the drone when needed), exterior walls, foundation and basement, structure, electrical, plumbing, heating, ventilation, attic and insulation, windows and doors. I use a moisture meter and a thermal camera to find signs of water that are not visible to the eye.

The report
You receive a written report with photos, findings ranked by priority and maintenance advice, often delivered the same day, in English or French. Rates are on the price list, and I confirm the exact price once I have the address.
Frequently asked questions
Does a pre-sale inspection replace the buyer's inspection?
No. The buyer can still have their own inspection done, and usually will. The point of a pre-sale inspection is that you see the same things first.
Do I have to give the report to buyers?
The report is yours, and sharing it is your choice. If you're unsure what to disclose, ask your broker or your notary.
When should I do it?
Before you list, ideally a few weeks ahead, so you have time to get quotes or do repairs.
