Home Inspection in NDG (Notre-Dame-de-Grâce)

Properties in NDG
NDG has a mix of brick semi-detached and detached houses, cottages, duplexes and triplexes, many built between the 1910s and the 1940s, plus condo buildings along the main streets. Many of these houses have been updated over the years, but some still have original components such as older wiring, cast-iron or galvanized pipes, and basements that were finished later.
What I look at closely in NDG
- Electrical: the panel, signs of older wiring and of later additions; see electrical inspection;
- Plumbing: the type and condition of visible pipes and drains, and the water heater; see plumbing inspection;
- Brick and masonry: mortar joints, lintels, chimneys and water behind the brick;
- Basements: signs of past water at the floor, baseboards and corners, with the thermal camera where walls are finished;
- Roofs, porches and balconies: shingles or flat roofs, flashing, and the structure of porches and outside stairs.

How the inspection works
The inspection follows the BNQ 3009-500 standard. I check everything that is visible and safely accessible, from the roof (with the drone when it isn't safely accessible) to the basement, with a moisture meter and a thermal camera. I don't open walls and I don't check code compliance; when something needs a closer look, I tell you clearly and recommend the right specialist. When I see signs of moisture, we can go further with a mold inspection and air sampling.

The house is about 100 years old. Is that a problem?
Not by itself. Older houses are often well built; what matters is what has been updated, what hasn't, and the condition of each part. The report tells you which points to plan for and which ones need a specialist.
Can the inspection be in French or English?
Both. The inspection and the report can be in English or French, as you prefer.
